Your needs should be addressed first, then your options.  At this point you decide whether those options best meet your needs.  When rates or fees are discussed, you need to know how your rate compares with the overall market as a whole based on the level of service you require.

Don’t all lenders offer the same loans?

The perception is yes and anyone will do.  However, there are a handful of retail bank and mortgage lenders whom provide special programs for certain situations.  Depending on your particular needs, you could spend hours trying to search them out without  expertise.
